 If you have all the necessary financial documents prepared, your application can be much quicker. The length of time for a lender to approve a mortgage application can vary between lenders; some may respond within 72 hours, whereas others can take up to 3 weeks.


Are there any additional costs in buying a first home?

Aside from your deposit, there are a number of fees to consider when buying your first home. These can include;

Stamp Duty Calculator

Valuation fee

The mortgage lender will assess the value of the property to establish how much they are prepared to lend you.

The cost can vary based on the property’s value. Some lenders might not charge you for this, depending on the type of mortgage product you select.

Surveyor’s fee

Before you purchase a property, it is vital that you understand any problems. There are different types of surveys available. a basic home condition survey can cost around £250 to a full structural survey from £600 or more. Paying for a survey could save you money on repairs in the future.

Legal fees

You’ll normally need a solicitor or licensed conveyor to carry out all the legal work when buying your home. Legal fees are typically between £850-£1,500. Your solicitor will also complete local searches, which will cost around £250-£300, to check whether there are any local plans or problems.
